The Sierra Flats affordable housing project started in 2019 when Carson City asked developers to turn an empty piece of city land, located at the corner of Airport and Butti, into affordable housing. Since then, the project has faced many delays, including the COVID-19 pandemic, a major lumber shortage, and changes in tax policy that made it harder to get funding. Even with all these challenges, construction officially began in 2022.
Seniors Move In
The first part of the housing project, called Sierra Flats Senior, is almost full, with 94% of its units occupied. This section has 75 apartments for senior residents. To qualify, households must earn between 30% and 50% of the Area Median Income (AMI). In Carson City, the AMI is about $71,800, so 30% would be around $21,300 a year. Using AMI helps keep rent prices affordable and fair, based on what people actually earn, not on rising market prices.
High Demand for Senior Housing
According to Missi Pollender from Weststates Property Management, more than 150 people are already on the waiting list for the senior housing. This shows just how badly affordable senior housing is needed in the area.
More Housing on the Way
The second part of the Sierra Flats project is being built for families. These homes will be for those earning up to 60% of the AMI. Even though construction isn’t finished yet, leasing has already started for one-, two-, and three-bedroom units.
City Leaders Want More Projects Like This
Mayor Lori Bagwell has supported the Sierra Flats project from the start. She’s happy that it’s finally helping people in need. She also hopes more developers will step up with ideas to turn other unused land into affordable housing. “I’m excited this project is helping our community,” she said. “I can’t wait to hear more creative ideas from future developers.”
